The Estate

Held within one family story for four generations

Inhoek Farm is a rare 650-hectare Overberg estate four kilometres from the historic coastal village of Arniston/Waenhuiskrans. It brings together substantial private land, an established wedding and events destination, guest accommodation, productive agriculture and natural fynbos in a way few properties can match.

The proposition is not simply a large farm, nor simply a country residence. Several complementary uses already coexist here: approximately 315 hectares of arable land are leased to a neighbouring farmer, while a further 275 hectares remain natural fynbos — indigenous Overberg vegetation, seasonal aloes and wildflowers, birdlife and walking routes. On still days, the owners say, the sea can be heard from the farm.

The land, accommodation, venues, agricultural activity, income stream, brand and infrastructure already exist. The next owner decides what comes next.

The Farmhouse

±400 m² built for generous living

Four en-suite bedrooms, five bathrooms, expansive open-plan living and dining, a separate games room and a chef-designed open kitchen with substantial scullery, pantry, three deep sinks and double dishwashers. A four-metre wraparound verandah extends the living space outdoors — pizza oven, two braai areas, swimming pool, vegetable garden, boules court and outside showers.

Guest Cottages

Three independent cottages — up to 22 guests in total

Two cottages of approximately 150 m² each offer two en-suite bedrooms, open-plan living, covered outdoor entertaining and built-in braais. A third studio-style cottage of roughly 70 m² adds a private option. Unusual flexibility for family, wedding parties, retreats or selective hospitality.

The Venues

An established wedding & events destination

The main venue — approximately 230 m² for up to 150 guests — offers a large open-plan function space, French doors to a terrace, built-in fireplace, professional catering kitchen and guest facilities. The separate 210 m² Wine Barn hosts up to 40 in a more intimate setting, with a restored cattle-trough bar, its own catering kitchen and private courtyard. The current operation holds an on-consumption liquor licence, subject to the normal regulatory process for any future arrangement. Confirmed bookings are honoured — the diary comes with the keys.

The Land

Working ground, wild ground

Approximately 315 hectares of arable land are currently leased to a neighbouring farmer — owner-advised income in excess of R400,000 per annum, expected to exceed R500,000 after the next scheduled review. Its value is simple: productive land keeps operating while the owner focuses on lifestyle, hospitality or the private estate.

Practical infrastructure includes a ±260 m² shed with workshop and staff facilities, two large farm dams, municipal water via the Theewaterskloof system and 10,000-litre rainwater tanks at buildings across the property. The resident Nguni cattle, the donkeys and the farming equipment in the shed are included in the sale.
